The Building Survey incorporates the Structural Engineers Report and also includes an inspection of the fabric and services. The following further items are normally included, all observations being of a visual nature. External assessment is from ground level, aided by binoculars:

Fabric

	Roof coverings, flashings, rainwater goods etc.
	Door/window frames, exterior joinery.
	Finishes and decorative condition.
	Dampness – checks with a handheld “Protimeter Survey Master”.
	Timber infestation - visible evidence of woodworm and/or fungal decay.

Services

	Electrical installation – visual only, no testing is carried out.
	Plumbing and heating installations – visual only, no testing is carried out.
	Drainage - visual only, manhole covers are lifted where possible. No testing is carried out.
